Owners Portal FAQs

  • To help you familiarise yourself with the new portal, we have created an Owners Portal Fact Sheet.

    Here you will find answers to frequently asked questions, as well as useful information regarding how to get the most out of the portal.

  • Clients will receive an email invitation to activate their account via smata.com. If you are a current client, but you do not have an active account, pleas reach out to our team at ownersportal@oconnorstrata.com.au

  • You will still be able to log into the old portal to access your documents until all documents have been migrated to the new Owners Portal.

Strata Living FAQs

  • Owners can use DEFT Online or DEFT Phonepay. If you have any questions about DEFT services, please contact 1800 672 162.

  • If you change your address, email or mobile, please advise us as soon as possible using the Update My Details form.

    You also can log into our Owners Portal to inform us of any changes.

    It is important that our records are kept up to date to ensure you can be informed of meetings and other matters relevant to your strata scheme.

  • By-laws are made to facilitate the administration, harmony and smooth running of the complex. They generally cover the use of common property and the behaviour of occupants but can also deal with many other aspects of the scheme designed to promote a better environment for occupants.

  • The strata committee is made up of representatives of the owners corporation elected at each Annual General Meeting (AGM). There can be a minimum of 1 and a maximum of 9 committee members.

    The strata committee effectively become the voice of the owners corporation, and work with your strata manager to ensure that repairs, works and requests are carried out as needed, as well as playing other vital roles.

  • The Annual General Meeting is an important meeting held each year. It allows the owners to come together and review important matters and make decisions for the following year. Notice will be provided to you and will let you know where and when the Meeting has been scheduled to take place.

  • Attending the Annual General Meeting (AGM) will allow you to meet your fellow owners, and to be involved in the discussion and decision making process related to the complex.

    You will also be able to learn more about the budget, and why your levies are set at certain amounts.

    We encourage all owners to attend the AGM, however if this is not possible, owners can complete a proxy form to allow a nominated individual to attend and vote on their behalf.

  • If you are thinking of improving your lot (e.g. any internal alterations, such as a new kitchen, bathroom, awning, air conditioning unit, or signage) you are required under the Strata Schemes Management Act 2015 to obtain written consent from the owners corporation (and possibly approval of a by-law) before commencing works.

    Please contact us to provide further information about your proposed alterations.

  • Owners and occupants may only park within their own car space or garage belonging to their unit.

    Visitor parking spaces can only be used by visitors to the building.

    Parking on common property is not permitted.

  • The front entry door to each unit must comply with Fire Safety Regulations. Before any work (including installation of locks or other devices) is carried out to the fire door, please contact your strata manager.

    If this is not complied with and the alterations are not in accordance with the Fire Safety Regulations then as an owner you become liable for the repair or even replacement of the fire door. It is a legal requirement that smoke alarms are installed and maintained in residential properties.

    Commercial properties have other specific requirements. Please ensure your property manager (if applicable) is aware of this. An annual inspection must be carried out of the fire safety measures at the building.

  • You will need to contact our office to arrange additional security devices for the common areas.

    The requesting party will be responsible for the costs associated with the supply of these additional items.
